Do you offer any guarantee?

Yes.  We guarantee that the home will pass inspection or we will pay the $60 re-inspection fee.  The only exception to this would be if there was something wrong with the internal wiring of the house. 

What is included in your service fee?

We will do a pre-inspection walkthrough, schedule the inspection, install any detectors needed,  meet the fire marshal for the inspection, and deliver the certificate to you.  We will also take any readings you may need like oil amounts or gas and water meter levels.

What are the additional expenses I might incur?

The only additional expenses you would incur are the fire marshal fee and the cost of any detectors that might be needed to become compliant with the current codes.  You can expect to pay the same amount it would cost off the shelf at your local Home Depot or Lowes.  Please visit our PRICING page for  a complete list.

How and when do I pay you?

Once we have completed the inspection we will send you an invoice.  We will then require payment upon delivery of the certificate or before.  We accept PayPal, Credit/Debit Cards, Checks, or Cash.  Checks should be payable to RI Detector Inspector.

What information do you need from me?

We need the house address, year built, closing date, lockbox code or key location, and the sellers name and phone number if they are still occupying the house.

Does somebody need to be present for the inspection?

No.  As long as we have a way to get in ie. Lockbox code, alarm code, key placement, etc., we will meet the fire marshal for you.

What is the lead time I can expect?

All towns and cities are different in how they schedule inspections but for the most part we need at least 2 weeks notice before the closing.  The more notice you give us the better, however we will try to accommodate your situation if possible.  

What if I need to cancel the inspection?

You will be charged a $4o cancelation fee plus the cost of any detectors that we have installed.

What area do you cover?

We are primarily in central and northern Rhode Island, but will cover the whole state.

Do you cover Massachusetts?

If you are based in Rhode Island and are an existing customer then we will try to accommodate you with a house in Massachusetts.  

Can you do multi-family homes?

Yes.  However it will cost more.  We price multi-family homes on a case by case basis.  Also, the fire marshal fee is $60 as opposed to the $3o fee on one or two family homes.
